House washing
Siding, brick, stucco, trim and soffits, washed to take off dirt, mildew, algae and spring pollen.
Dario’s Painting pressure washes houses, driveways, patios, walkways, decks and fences across Memphis and Shelby County. Dirt, mildew, algae and pollen come off, and if you are painting or staining too, the wash is the first step of that job. Dario writes every estimate, free and in writing.

Dario’s Painting pressure washes the outside of houses, driveways, patios, walkways, decks and fences across Memphis and Shelby County. Rough ranges: a two-car driveway $100 to $200, a patio or walkway $75 to $150, a one-story house $200 to $400 and a two-story house $300 to $550, a deck $150 to $300, and a fence about $1 to $2 per foot, per side. Dario confirms the price in writing at the free on-site estimate, and estimate visits are on weekdays from 11:30 to 1:30 and on Saturdays from 7am to 6pm.
The estimate lists what gets washed, so you can pick the house, the concrete, the wood, or all of it.
Siding, brick, stucco, trim and soffits, washed to take off dirt, mildew, algae and spring pollen.
Concrete driveways, one-car or two-car, washed to lift the dark film that builds up in shade. Oil and rust stains are priced at the visit.
Concrete patios, front walks and steps, cleaned of the green algae that makes them slick.
Wood decks and porches washed, then left to dry before any stain or paint goes on.
Wood fences, one side or both, priced by the foot. A wash comes first when the fence is getting stained or painted.
Every exterior paint job starts with a wash. Painting too? The wash is priced together with the paint job.
Dario looks at what you want washed, the surfaces and any stains, and tells you what should come off and what may not.
A written price for each part: house, driveway, patio, deck or fence. It is free, it carries no obligation, and it is yours to keep.
Outdoor furniture, grills and planters moved, doors and windows shut, and anything that should stay dry kept clear of the spray.
Each surface washed at a pressure that suits it, from the top down, then rinsed.
Wood and masonry dry before any stain or paint goes on: at least 24 to 48 hours of dry weather, longer when it is damp.
You walk it with Dario and point at anything missed. It is done before the job is called done.

Rough ranges for Memphis and Shelby County, not quotes: the size of the job, how much mildew and algae there is, and access all change the price, and the exact number comes in writing at the free estimate. Getting the outside painted too? The wash is priced together with the paint job; for painting and staining costs, see the house painting cost guide.
How big the house, driveway, deck or fence is, and how many stories the walls go up.
Heavy mildew, algae and years of grime take longer than a light spring wash.
Oil and rust stains are their own job and are priced at the visit.
Wood, brick, stucco, siding and concrete each take a different pressure and a different amount of care.
Slopes, tight side yards, plantings close to the house and a second story take more setup.
If the outside is getting painted or stained too, the wash is priced together with that job.
Shaded walls, north sides and anything under trees grow mildew and green algae in Memphis humidity. A wash takes it off; paint or stain put over it traps it, and it comes back through.
For a few weeks every spring, tree pollen coats everything outside. It washes off, and it has to come off before any paint goes on.
Paint and stain hold best on clean, dry surfaces, so every exterior job starts with a wash, and dates for wood depend on the forecast because it has to dry first.
In the Garner Lake neighborhoods of Lakeland, the lake rules say storm drains empty straight into the lake, so bring up wash water at the walkthrough.

Yes. Siding, brick, stucco, trim and soffits are washed to take off dirt, mildew, algae and pollen. If the house is getting painted too, the wash is part of the exterior painting job and priced with it.
Yes. Paint and stain need a clean, dry surface: put over dirt, chalky old paint or mildew, they do not hold, and mildew grows back through. Every exterior paint job here starts with a wash, priced together with the painting.
Give the wood at least 24 to 48 hours of dry weather, and longer when it is damp. Then sprinkle water on it: if it soaks in, it is ready; if it beads up, wait. See how to stain a fence or deck, or have it done with fence and deck staining.
Oil and rust stains are priced at the visit, after Dario has seen them, because how much comes off depends on the stain and how long it has been there.
Roofs and parking lots are not part of the rough ranges. Dario looks at the job and prices it in person; call or text (901) 665-2883 to set up a visit.
