Lakeland homes

Most of Lakeland was built from the 1990s on.

The Census Bureau’s American Community Survey (2020–2024) puts the median Lakeland home at 2000. About 25 in 100 homes date from the 1990s, 28 in 100 from the 2000s and 22 in 100 from 2010 on. If a house from the 1990s or 2000s was never repainted outside, its paint is 17 to 36 years old.

  • Inside. The first repaint of a newer house is often over builder-grade flat paint, which scuffs easily and does not wipe clean. A better paint in the right finish is usually the fix.
  • Near the water or under trees. Mildew grows where it stays damp and out of the sun, and homes by the lake or under heavy tree cover see more of it on siding and trim. Every exterior is washed first, because paint over mildew lets it grow through.

Garner Lake, a man-made lake that was once the setting for Lakeland Amusement Park, is private, and six subdivisions border it: Lakeland Estates, East Shores, Windward Slopes, The Preserve, Long’s Landing and The Pointé. The lake rules say all storm drains empty directly into it, so bring up wash water at the walkthrough.

Neighborhood rules come first. The City’s Land Development Regulations require an owners’ association for most subdivisions, and the covenants must set up an Architectural Review Committee. On the lake, Windward Slopes’ covenants list a change in paint color among the exterior changes that need the committee’s written consent, and East Shores sends all improvements or changes to a lot through its Architectural Committee. Read yours, get any approval in writing, and bring the approved colors to the walkthrough.

The City side is lighter. Its permit page lists accessory structures, fences, signs, tree removal, pools and demolition, and repainting a house is not on it. The Design Review Commission looks at, among other things, non-single-family buildings, signs, subdivision entrances and changes to historic buildings. Can you stain my deck?

Yes. Decks, porches and railings are cleaned and prepped first, then stained or painted and sealed. Decks under trees grow mildew and green algae, which come off first, because stain put over them traps them.
