Dario’s Painting paints houses in Eads, the unincorporated community east of Memphis and Bartlett and north of Collierville. Homes here are big and mostly from the 1990s on: in the 38028 ZIP code the typical house was built in 1996 and has 10 rooms or more. Eads has no city government, so building permits come from Memphis and Shelby County Construction Code Enforcement, and painting needs none. Eads is about 23 miles east of downtown Memphis, inside our regular service area, and estimate visits are on weekdays from 8:30 to 3:30 and on Saturdays from 7am to 6pm.

Eads grew up with the railroad: it was founded in 1888, when the Tennessee Midland Railroad came through a village called Sewardville. It sits north of Collierville, east of Memphis and Bartlett and west of Somerville, and its ZIP code, 38028, reaches into Fayette County.
The Census Bureau’s 2020–2024 estimates count 2,893 homes in 38028, and 96% of them are single-family houses. The median was built in 1996: about 31% went up in the 1990s and 27% in the 2000s, and about one in five before 1980. The typical home has 10 rooms or more, against about 8 in Germantown and about 5 in Memphis.
- Two-story exteriors. A big two-story house has more siding, trim, soffit and fascia, much of it high up. The written estimate lists each surface, so you can do the whole house or one side of it. See exterior painting.
- Paint from the 1990s and 2000s. If a house from those years was never repainted outside, its paint and caulk are 17 to 36 years old. Peeling, chalking, fading and cracked caulk are the signs in our repaint guide.
- Wood out back. Decks, porches and fences take the most weather. They are washed, dried and stained on dry days; see deck staining and fence staining.
- Big interiors. The estimate prices each room, so a big house can be done all at once or a few rooms at a time. See interior painting.
Before you paint in Eads.
No city government. Eads is an unincorporated community. Memphis annexed small parts of it in the 1990s, and one of them, about 3.4 square miles south of US 64, went back to the county on January 1, 2020. Not sure which side of the line your street is on? Construction Code Enforcement, which issues permits for both, can tell you.
Permits. In unincorporated Shelby County, building permits come from Memphis and Shelby County Construction Code Enforcement, (901) 222-8300, under a residential code that lists painting as work needing no permit. Shelby County’s own property-maintenance enforcement in unincorporated areas is limited. If your 38028 address is in Fayette County, ask the county before any building work.
Covenants. If your subdivision has recorded covenants with an architectural committee, read them before you choose colors, and get any approval in writing. Your written estimate lists every surface and the paint for it, which is the detail a color application usually asks for.
Price. The whole-house ranges on our price page stop at 2,600 square feet. Bigger houses are priced in person at the free visit, and the price comes in writing.

Questions from Eads homeowners.
Do you work in Eads?
Yes. Eads is about 23 miles east of downtown Memphis, inside our regular service area. The estimate visit is free, and Dario is the one who comes out.
How soon can you start?
Dario calls you back, usually within the hour between 7am and 7pm, and walks the job with you, usually within a few days, on a weekday between 8:30 and 3:30 or a Saturday between 7am and 6pm. The written estimate carries a start day and an end day, and the start day is booked once you approve it. Weather is the only thing that moves an exterior, and if it does, you hear it from us first.
Is Eads part of Memphis?
Mostly not. Eads is an unincorporated community in Shelby County. Memphis annexed small parts of it in the 1990s, and one of them, south of US 64, went back to the county on January 1, 2020. Construction Code Enforcement, (901) 222-8300, can tell you which side of the line your street is on.
Do I need a permit to paint my house in Eads?
No. Memphis and Shelby County Construction Code Enforcement issues permits in unincorporated Shelby County, under a residential code that lists painting as work needing no permit. For anything you build, call (901) 222-8300 first.
Can you help with my HOA’s paint approval?
Yes, with what the application asks for. Association forms usually want the paint maker, the color name and number, and which surface gets which color. Your written estimate lists every surface and the paint for it, so it can go in with the form, and Dario’s Painting goes in any contractor box. Get the approval in writing, and book the start day once you have it.
My house is over 3,000 square feet. Can I get a price on the phone?
For a deck, a fence or a few rooms, a rough one, yes. For the whole house, the ranges on our price page stop at 2,600 square feet, and a bigger house is priced in person. The visit is free and takes about 30 minutes, and the price comes in writing.
